Drawing Design Service
Initially we offer a free initial site visit and consultation to establish the feasibility of the project. We provide a fee quotation based on the client’s design brief.
Once we have received our instructions to proceed, we will carry out the following:
- Carry out a measurement survey of the property
- Provide advice on Planning & Permitted Development matters
All services provided by GEM Architectural Design are covered by Professional Indemnity insurance of which evidence can be provided upon request.
Planning Applications
We can provide design assistance, prepare planning compliant drawings and act as your agent throughout the planning process.
At GEM Architectural Design our designers can assist with:
- Preparation of householder & full planning applications
- Preparation of certificate of lawful development scheme (Permitted Development)
- Monitoring of Planning applications

Extensions
We can provide you with a service to assist you through the design phase of an extension project. We will produce 2D drawings of the existing layout of the property and produce proposed plans. We will produce elevation drawings, a block plan (1:500) and site plan (1:1250). We will produce Planning drawings and Building Regulations drawings and act as your agent throughout the process to enable the proposal to gain Planning permission.

Building Regulations Applications
We can provide a service to produce Building Regulations drawings. The drawings will show sections, 1:50 scale plans and construction detailing in compliance to the Approved Documents.
At GEM Architectural Design our designers can assist with:

Lease plans
We offer a range of services and solutions relating to measured surveys and floor plan drawings. We offer a service for lease plans for legal and mortgage purposes.
A lease plan is an accurate drawing which identifies a leasehold demise within a property.
The lease plan shows the communal areas and rights of way. Our team at GEM Architectural Design can provide a service to produce a lease plan which is complaint to the Land Registry for both residential and commercial properties.
We will carry out a measurement survey and produce existing floor plans (1:100) and OS MAP (1:1250).

Specifications
We can provide a service to produce detailed specifications for your project. The specification enables the builder to provide an accurate quotation.
Planning drawings are outline drawings and do not provide the correct level of detailed required to provide an accurate quotation.
Most contractors can provide a quotation from the Building Regulations drawings. The Building Regulations drawing gives details, section drawings, 1:50 scale plans with construction detailing.
Depending on the complexity of the build/project, a detailed specification may be required.
In terms of overall costs for project there are great benefits to the client being more firmed up on the design of the proposal. This is to ensure any additional works (instructions) are reduced to avoid additional costs added to the overall cost for the project.

Principal Designer Role
We can provide a service to act as the clients Principal Designer.
Construction (Design and Management) Regulations 2015
The main duty for clients is to make sure their project is suitably managed, ensuring the health and safety of all who might be affected by the work, including members of the public. CDM 2015 recognises two types of client domestic and commercial.
Under the Construction (Design and Management) Regulations 2015 a domestic client is required to appoint a Principal designer and/or Principal Contractor to take control of the pre-construction phase on a project involving more than more contractor.
The principal designer’s role is to manage risks to health and safety.
We can provide a service whereby we will act as your Principal Designer for the proposed works and produce Pre-Construction Information, liaise with the Contractors, Structural Engineer, Building Control, Wessex Water inspectors, Party Wall Surveyors, suppliers and provide a Health and safety file at the end of the works.
